Repair or replace? Start with the evidence
Lorain’s housing strategy, using 2018–2022 survey estimates, reported that nearly half of the city’s housing units were built before 1960. That describes the housing stock, not the age or condition of any individual garage door. A home may have had its garage or door changed since it was built.
A broken spring may call for a spring repair; a failed opener may call for opener troubleshooting. A door with extensive damage or a homeowner’s desire for a different appearance may justify discussing replacement. We explain what the inspection finds and what each recommended path includes before you approve work.
