GOOD TO KNOW

Questions before you call.

Every door is different. We confirm the address, available appointments and complete scope with you.

Does CLE serve North Olmsted?+

Yes. We serve residential customers in North Olmsted from Avon and confirm the exact address and appointment.

Is every North Olmsted home in the Butternut Ridge Historic District?+

No. The district is a defined area. Ask the city whether your specific property is within it.

Will my garage-door work need historic approval?+

The city’s guidelines distinguish applicable exterior changes from ordinary maintenance that does not change appearance or materials. Ask the city about your property and proposed work.

Can an opener problem be repaired without a new door?+

Often the door and opener can be evaluated separately. Inspection determines which repair or replacement is appropriate.

A PRACTICAL GUIDE · NORTH OLMSTED

Before ordering in Butternut Ridge

North Olmsted’s historic guidelines apply to a defined district, not automatically to every home in the city.

  1. Confirm the property

Ask the city whether the specific address is inside the Butternut Ridge Historic District.

  2. Describe the proposed change

Ask city staff whether the work needs review; have a safe photo and the proposed style, finish and windows available.

  3. Confirm the fit

Have the existing opening, clearance and opener assessed before selecting and ordering the door.

A CLOSER LOOK AT NORTH OLMSTED

Consider the garage you have.

01

Does your property fall in Butternut Ridge?

North Olmsted’s Butternut Ridge Historic District design guidelines describe a district along Butternut Ridge Road and a Landmarks Commission review process. The district is one part of the city; a North Olmsted mailing address does not mean a property is within it. Ask the city to confirm your particular property.

The guidelines describe a Certificate of Appropriateness process for applicable exterior alterations and construction, while distinguishing ordinary maintenance and repair that do not change the exterior design, material or appearance. Ask the city whether your proposed garage-door work requires review before ordering; do not assume that every repair has the same requirement.

02

Prepare a useful question for the city

If your property is in the district, describe the garage, whether the door faces a public way and what you propose to change. A safe photo of the current door and the proposed style, color and windows can help the city explain what it needs. The published guidelines encourage discussing a proposal with city staff before submitting a formal application.

CLE can discuss available door styles and the proposed installation. The Landmarks Commission and city staff decide which review applies and what documentation they need; allow time for any decision before committing to an order.

03

Start with the existing door when it stops

A loud bang, a crooked door or a loose cable calls for different observations from a remote that no longer responds. Let us know what happened, where the door stopped and whether a car is trapped. A photo from a safe position may help, but do not stand under, force or adjust a damaged door.

The door, spring and opener are related, but one symptom does not establish that all three must be replaced. We inspect the setup, describe the findings and ask for your approval of the proposed work and price.

04

Make a replacement fit the garage

Compare a new door’s appearance, windows and insulation with the way you use the garage. The opening width and height, clearance beside and above it, and the existing opener affect the installation. A photograph of a neighboring garage is useful for style ideas but cannot confirm fit.

Ask what the estimate includes for the door, tracks and hardware, old-door removal and opener reconnection. An incompatible opener or separate building work should be identified, not assumed to be included.

05

A historic garage is more than the door

The Butternut Ridge guidelines discuss historic accessory buildings, including garages, barns and carriage houses. They recommend retaining character-defining features such as siding, masonry and wood trim where possible. These recommendations concern designated district properties; they do not mean every North Olmsted garage is historic.

If a replacement is being considered for a designated property, tell the city and CLE whether you intend to retain the existing frame and trim or alter the opening. A picture of the whole garage can help explain the relationship of the door to the surrounding features. Ask the city what it needs for your specific work before choosing materials or ordering; structural repairs or preservation work are a separate scope.
